A closer look at the corridor Bedok Rise Residences calls home.
New Upper Changi Road runs through the Bedok/Tanah Merah planning area, connecting the older HDB estates of Bedok to the newer private residential cluster around Tanah Merah MRT. Over the past decade, the road has hosted a string of private condominium launches — Urban Vista, The Glades, The Tanamera and, most recently, Sceneca Residence — making it one of the more consistently active new-launch corridors in the East Region.
The Bedok Rise Residences site itself has a notable history: it sits on part of the former Temasek Primary and Secondary School campus, which occupied the site from 1980 until the schools relocated (Temasek Primary is now on Bedok South Avenue 3) around 2000, after which the land was held for other uses ahead of this GLS tender.
The Urban Redevelopment Authority (URA) launched the New Upper Changi Road site for public tender in late 2025, promoting it as the last GLS plot in the precinct with reported sheltered, direct MRT access. The tender closed in December 2025 with ten bids submitted — a strong response reflecting developer confidence in the site's connectivity and the broader appeal of the Tanah Merah/Bedok micro-market. Allgreen Properties' bid of S$464.8 million (~S$1,330 psf ppr) topped the field, narrowly ahead of Hoi Hup Realty's S$462.8 million (~S$1,324 psf ppr).
